The Steps to your Texas Real Estate Salesperson’s License

  1. Take the required courses at Purvis Real Estate Training Institute: Texas Real Estate Commission (TREC) rules require a prospective real estate salesperson to complete 210 hours (seven 30-hour courses) of education before applying for a license.
    • A LICENSE APPLICANT WHO DOES NOT HAVE COLLEGE CREDITS needs seven 30 hour courses: TWO courses in Principles of Real Estate (60 hours), Law of Agency, Law of Contracts and THREE elective real estate courses.
    • A LICENSE APPLICANT WITH TREC APPROVED COLLEGE CREDITS needs 150 classroom hours (five 30 hour courses) of education before applying for a license: TWO Principles of Real Estate courses (60 hours), Law of Agency (30 hours), Law of Contracts (30 hours ) and an elective real estate course (30 hours). Most freshman and sophomore level college courses are accredited, regardless of how long ago the courses were taken. If you have six semester hours of college credit you should receive for two courses (60 hours) of the 7 course requirement (210 hours). You will submit COPIES of your college transcripts and course completion certificates AFTER you apply for your license.   2. REGISTER FOR ACCESS TO TREC’S ONLINE SERVICES: Register on TREC’s website and request a User ID so that you can access the “MY LICENSE” online services. TREC will email a temporary password so that you can create a user account. Use a permanent email address and be sure to check your email SPAM or JUNK email folder. If you share an email address with a friend or family member who is registered in TREC’s system, you will need to create your own unique email account. TREC’s system will not allow you to use a shared email address that is registered by another license applicant or licensee. The system requires you to create your own password which must be a minimum of 8 characters and must contain at least 1 alphabetic character and 1 non-alphabetic character.   3. SET-UP APPLICANT LOGIN ACCOUNT: After you are granted access to the “MY LICENSE” online services and receive a temporary password, you can create a user account, change your password and apply for your license. Here is the link https://mylicense.trec.state.tx.us/datamart/login.do?logout=true

  4. APPLY FOR YOUR LICENSE: AFTER YOUR EDUCATION IS COMPLETED, you may apply for an Inactive Salesperson’s License with TREC. The fee is $137 (plus an additional $20 fee for paper applications submitted by mail). Processing time is approximately 4-6 weeks. Print a copy of your Application Summary to submit with copies of your college transcripts and real estate course completion certificates.

  5. EMAIL OR FAX YOUR EDUCATION TO TREC: Send your college transcripts and real estate course completion certificates to education@trec.state.tx.us or 512-465-3989 fax. Include a copy of your Application Summary and Online Payment confirmation from TREC.

  6. BACKGROUND INFORMATION: If you answer “YES” to questions 11, 12, 13, 14 or 15 on the License Application, you must also submit the Background History Form.

  7. TAKE THE MEGA PREP COURSE AT PURVIS REAL ESTATE TRAINING INSTITUTE: While your application is being processed, we recommend that you attend our one-day MEGA Prep Course to be sure you are prepared for the licensing exam. This course will take the guesswork out of studying and preparing for the test. You will be provided with ALL of the materials you need to pass the exam.

  8. SCHEDULE YOUR LICENSING EXAM APPOINTMENT: Once you receive your license application approval notice and identification number from TREC, you can schedule your exam with PSI Examination Services. Appointments can be made by calling (800) 733-9267 or visiting https://candidate.psiexams.com/login.jsp The cost of the exam is $61 and is paid at the time you make your appointment. Testing facilities throughout Texas, including Fort Worth, Arlington, Dallas and Richardson. NOTE: You must pass the exam within 6 months of the date you apply for your license.

  9. TAKE THE STATE EXAM AT PSI: The state exam is divided into two sections: National and State Specific portions. You will have 2.5 hours to complete the exam. You will know your test scores as soon as you finish taking the exam.

  10. OBTAIN A FAST PRINT PASS: Before you may make an appointment for fingerprinting, you must obtain a FAST Print Pass from TREC at

  11. SCHEDULE YOUR APPOINTMENT WITH L-1 ENROLLMENT SERVICES FOR FINGERPRINTS AND A BACKGROUND CHECK: L-1 Identity Solutions processes fingerprints for the FBI in assistance with the Texas Department of Public Safety. To have your fingerprints taken you must make an appointment with L-1 Enrollment Services at http://www.l1enrollment.com/locations/?st=tx. L-1 Identity Solutions has locations throughout Texas and at some PSI testing facilities. The fee for fingerprinting is $44.20.

  12. INTERVIEW BROKERS: While you are waiting for your license application to be processed is one of the best times to interview potential brokers. Although broker sponsorship is NOT required to apply for your license, broker sponsorship is required before you may begin acting as a real estate agent.
    • When you decide upon a broker sponsor and submit your broker sponsorship form to TREC there is no fee required. http://www.trec.state.tx.us/pdf/forms/real-est/Sponsorship-2_first_time_sponsorship.pdf
    • If you have not submitted your Broker Sponsorship form, an inactive salesperson’s license will be issued until you choose a broker and submit Salesperson Sponsorship Form 2 to TREC.
      Receive your official real estate license: If you previously submitted the Salesperson Sponsorship Form-2 to TREC, your active real estate salesperson’s license will be mailed to your sponsoring broker after you have passed the licensing exam.
