Each course is accredited for 30 classroom hours.

REAL ESTATE FINANCE

Focal points of the finance course are analyzing borrowers and residential mortgage loans. Course topics include: monetary systems; federal government programs; primary and secondary money markets; sources of mortgage loans.

 

PROMULGATED CONTRACTS

The emphasis for this course is to learn the proper completion of the Texas Real Estate Commission promulgated contracts and addenda. Having a working knowledge of the basics for properly completing contracts forms and understanding how contract provisions can be negotiated to benefit your client is crucial to your success in the real estate business. This is a mandatory course for any Real Estate Salesperson beginning in September 2012.

 

REAL ESTATE MARKETING

An inside look at the keys to success in residential real estate sales. The course content covers professionalism, ethics, time management, lead generation and referral.

 

PROPERTY MANAGEMENT

The topics for this course include roles of the property manager, manager-owner contracts, maintenance, cash flow analysis, leases, lease negotiations, tenant relations and additional topics essential to a career in property management.

 

REAL ESTATE APPRAISAL

This course is an introduction to real estate appraisal. Topics include the purposes and functions of an appraisal; appraisal case studies; cost, market data and income approach to value estimates; and appraisal reports.

REAL ESTATE LAW

This course covers the legal concepts of real estate, land descriptions, real property rights, estates in land, contracts, conveyances, recording procedures, encumbrances, foreclosures and titles.

REAL ESTATE INVESTMENTS

The investments course covers before-tax/after-tax cash flow analysis, taxation on the sale of a principal residence, capital gains taxation and time value of money calculations. Real Estate Investments is offered only as a classroom format course.

REAL ESTATE BROKERAGE

This course satisfies the TREC requirements for real estate broker’s licensing and salesperson’s first year continuing education. Learn the details for operating and managing a real estate brokerage business. Featured topics are TREC compliance issues as well as regulatory details on record keeping, advertising and broker-salesperson, broker-client relationships.
